The home loan document list looks long but breaks into four logical buckets: (1) KYC — who you are, (2) Income proof — what you earn, (3) Financial proof — how stable your finances are, and (4) Property documents — what you're buying. Banks need all four buckets. Missing any single document delays your sanction.

Banks need the last 6 months of bank statements where your salary is credited (salaried) or business income flows (self-employed). The newest entry must be no older than 30 days from the date of submission. Print statements directly from net banking — handwritten or photocopied statements are rejected.
Most banks now accept scanned PDFs uploaded through their portal. Physical copies are typically required only for the loan agreement signing and at the property registration. Keep both — scan everything to a single Drive folder, and carry physical originals to verification.
Update Aadhaar at any UIDAI centre or online via uidai.gov.in BEFORE applying. Banks treat Aadhaar address mismatch as a fundamental KYC gap. Alternative: provide a recent utility bill (electricity, gas) at the current address as additional proof.
The latest Form-16 (issued for the previous financial year) is required. Most employers issue it by 15 June. If you're applying between April and June, banks will accept the older Form-16 + your latest salary slips + Form 26AS (TDS statement) for continuity.
Not required as part of standard documentation, but banks pull your CIBIL report which lists all card accounts and balances. If you have high revolving balances, banks may ask for the latest credit card statement to verify obligations.
For an under-construction flat: (1) Allotment letter, (2) Cost sheet / payment schedule, (3) Demand letter for current instalment, (4) Builder NOC for loan, (5) RERA registration certificate, (6) Approved plan, (7) Title chain (last 30 years), (8) Mother deed. For ready/resale: previous sale deed, Index II, society NOC, share certificate, no-lien letter, latest property tax receipt.
